here's a look at how the Catalina Foothills single family home market has performed during the 1st Qtr. of each year from 2018 thru 2022. (DOM = days on market / MSP = median sold price)
Year | # Homes Sold | # Sold Cash | % Cash Sales | MSP | +/- % MSP v prior year |
DOM | # of Homes For Sale |
2022 | 206 | 82 | 40% | $755,000 | +16% | 6 | +/- 62 |
2021 | 243 | 89 | 37% | $650,000 | +20% | 4 | +/- 81 |
2020 | 216 | 58 | 27% | $543,500 | +14% | 29 | +/- 226 |
2019 | 184 | 60 | 33% | $475,000 | +2% | 55 | +/- 320 |
2018 | 192 | 56 | 29% | $465,000 | +3% | 36 | +/- 322 |
So, big jumps in prices starting in 2020 along with declining DOM and declining # of homes for sale. All of which continue to this day.
PS, we finished 2021 with the MSP at - $695,000 for the year- and now for the 1st Qtr. of 2022 it's up to $755,00.
Where will it go from here?
