Rather than looking at and evaluating sales data for the entire Catalina Foothills real estate market, which is quite large and diverse, the following individual snapshots focus on sales data for a variety of popular Catalina Foothills subdivisions and compare how each of them performed in the normal pre-Covid market from Jan 1, 2018 - June 30, 2019 to how they performed in the frenzied-red-hot Covid influenced market we experienced from Jan 1, 2021 - June 30, 2022.
For reference here are the sales numbers for the entire Catalina Foothills market (85718/85750) for that time period;
2018/19 > 1,276 Sold / $490,000 MSP / 34 DOM
2021/22 > 1,377 Sold / $711,000 MSP / 6 DOM
+8% Sold / +45% MSP / -82% DOM
Click any highlighted subdivision name to see all the homes currently for sale (if there are any) + those that are Active Contingent from the MLSSAZ (Multiple Listing Service of Southern Arizona). MSP = median sold price / DOM = days on market
Here we go.

Caveat, Please keep in mind the subdivisions listed represent a small sample of the many subdivisions in the Catalina Foothills and are only intended to illustrate how differently individual subdivisions performed from the overall foothills market and from other subdivisions. Also, individual homes within a subdivision can and do perform differently from other homes within the same subdivision for a variety of reasons.
That's it for now, though I will probably add more subdivisions over the next few days. I'll list the new ones first, at the top of the list.
