Shadow Hills
12 Sold // $889,500 MSP // 3.5 MDOM // (sold listings expire 10/04/23)
Has long been and still is one of the most popular subdivisions in the Catalina Foothills. 12 sales at 3.5 MDOM speaks volumes of Shadow Hills' popularity. Why is Shadow Hills so popular? My theory; Aside from being in a convenient location to stores, schools and shopping the terrain in Shadow Hills is flatter, much flatter, than in many other foothills areas, which makes it easier, faster & less costly to build homes, pools, anything. And for families with children, of which there many in SH, it has lots of flat ground for kids (and adults) to run around and play, ride bikes, walk, jog, walk the dog with room for play equipment, swings, etc.
Sin Vacas
6 Sold // $1,126,500 MSP // 6 MDOM (sold listings expire 10/04/23)
Sin Vacas is a guard gated community in the Catalina Foothills of Tucson, Arizona. The name Sin Vacas translates to "Ranch Without Cows". The community is located on Ina Road west of N. Campbell Ave. Many of the homes overlook the Tucson valley and the city of Tucson. Sin Vacas is a luxury subdivision with more than 200 lots including Villa Milano, a newer developed area in Sin Vacas that was built from approx 2005 to 2015 with smaller homes on smaller lots than were previously built in SV.
Pima Canyon
8 Sold // $2,068,600 MSP // 30.5 MDOM (sold listings expire 10/04/23)
The newest and last large luxury home development in the Catalina Foothills. Many homes were built in the early to mid 2000's but that stopped abruptly when the market crashed in 2008. Though building new homes (mostly spec homes) resumed with vigor in later years to become, IMO, the most popular non-golf luxury subdivision in the Catalina Foothills.
Cobo Catalina Hills
1 Sold // $2,200,000 // 29 DOM // (sold listings expire 10/04/23)
Unique properties with larger lots that commonly run from a 3.3 acre minimum up to 8 acres or so, though I have seen larger lots, some with horses facilities.
Cobblestone
3 Sold // $1,480,000 MSP // 21 MDOM // (sold listings expire 10/04/23)
Great location way up high at the very top of Campbell Ave, Cobb backs up to the Coronado National Forest with spectacular views in every direction. It also has the most impressive tree lined entry, it's long, it's green, it's well kept and speaks quietly of quality and good taste.
Foothills Clusters
6 Sold // $551,500 MSP // 13 MDOM // (sold listings expire 10/04/23)
Moderately priced homes in a wonderful and convenient Foothills location, location. Many have been renovated & updated and others are in the works. With such a good location IMO Clusters has nowhere to go but up.
La Paloma CC
19 Sold // $692,000 MSP // 12 MDOM // (sold listings expire 10/04/23)
Gated, golf course community spread out on the north and south side of Sunrise Dr in one of the best mid Foothills locations. La Paloma has a wide range of homes in various sizes, styles and prices. La Paloma CC and The Westin La Paloma Resort & Spa are conveniently located for easy access from the residential areas.
Catalina Foothills Estates 10
5 Sold // $1,600,000 MSP // 49 MDOM // (sold listings expire 10/04/23)
Guard Gated, very desirable central Foothills location, gentle hilly terrain with many homes occupying their own hilltop affording privacy along with mountain and city views. Large lots, 1.3 acre minimum, impeccably maintained, a favorite of those commuting to the University of Arizona, Banner University Medical Center and to downtown Tucson.
Skyline Bel Air
15 Sold // $825,000 MSP // 34 MDOM
Skyline Bel Air is in a uniquely desirable location in Catalina Foothills - just a short walk or bike ride to shops, restaurants, banks, groceries and other amenities, yet tucked away and private this charming neighborhood offers convenience and privacy. Most of the homes in Skyline Bel Air were built in the 1960s and 70s, when good lots were plentiful, and therefore many of them have stunning views. Some of the homes have been renovated/updated in recent years while others retain their vintage charm. Long overdue, the streets in Skyline Bel Air were recently repaved, and oh what a difference that made, giving the whole neighborhood a fresh new look. Which I'm sure has contributed greatly to making Skyline Bel Air a desirable place for home buyers.
Coronado Foothills Estates
11 Sold // $695,000 MSP // 7 MDOM
With its location high up in the Catalina Foothills many homes in Coronado come with spectacular mountain & city views. And with homes built from the 1960's to the 2000's and from about 1600sf up to 6000sf, Coronado offers a wide range of choices in a spectacular setting.
Skyline Country Club Estates
6 Sold // $1,165,000 MSP // 40 MDOM
Skyline CC is a unique and special place in the Catalina Foothills. It's full of character and charm, with stunning views and homes in a variety of architectural styles. There's also a golf course running through it, clay tennis courts and an imposing country club facility. Most of the homes were built in the 1960's and 70's some of which have been renovated and updated, while others have been rebuilt from the ground up. Skyline CC is not for everyone, but if you're looking for a place with a lot of personality, a great location and stunning views, Skyline CC deserves your attention.
