Officially, those 10 homes went to contract in 15.5 MDOM...
That may be, but in real life, 8 of the 10 homes that went to contract went much quicker than 15.5 MDOM. They went in 0, 3, 4, 5, 5, 6, 8, 8 DOM + two that took 623 and 51 days to reach contract. Which, mathematically, works out to 15.5 MDOM and though it is accurate mathematically, to me, it does not accurately reflect the pace at which homes went to contract last week. The average is even less representative of reality, the average comes in at 80 DOM.
A suggestion, if you're a buyer or a seller, along with all the other info and stuff your agent provides you, ask them to show you the median days on market (MDOM) numbers along with the actual days on market (ADOM) for properties that are comparable to what you are searching to buy or looking to list for sale.
