In The Foothills Today, 11/28/2023

Overall there are still just 132 single family homes for sale in The Foothills Today, about the same as it was last week and the week before.  (132 for sale link expires 12/28/2023)

But now, at $1m+, with a drop in recent contracts and sales and some new listings, the MOI (months of inventory) has risen from 2 - 3 months to 6, 7 months  and more - which is higher than we've seen since September/October/November of 2022 when the unexpected shock of rising interest rates briefly knocked the wind out of the market.

In The Foothills Today 11/20/2023

 

The number of homes for sale continues to inch up, though just barely. This morning there are 134 single family homes for sale while last week there were 129 and the week before that there were 119 for sale. 

During that time (from10/29 til now) a lot of other changes took place;
there were 54 new listings, 34 homes went to contract, 9 listings were cancelled and 9 others were withdrawn. And 12 listings that were withdrawn or cancelled came back on the market.

And now, with the dust settled, there are still just 134 single family homes for sale in The Foothills Today.

But it's not like we haven't been here before.
Last November there were 140 for sale / Nov 2021 103 for sale / Nov 2020 132 for sale  V  the prior to Covid more normal market of Nov 2019 with 268 for sale & 305 in Nov 2018. The difference is this market has the double whammy of very low inventory combined with very high interest rates.

In Contract Last Week, 11/06 - 11/12/2023

From Monday November 6, thru Sunday November 12, 11 single family homes went to contract in the Catalina Foothills of Tucson, AZ 85718/85750  (link expires 12/14/2023)

7 were priced from $625,000 to $849,000
4 from $1,100,000 to $2,350,000
And that's it, nothing priced under $600k went to contract

   And why is that?
- Very few for sale, just 15 today
- High interest rates
- homes priced up to $600k are a shrinking segment of the market. Over the last few years they've been inflated into the $700 to $900k, or higher, price range.

In The Foothills Today, 11/11/2023

The number of homes for sale continues to inch up, this morning there are 129 single family homes for sale in the Catalina Foothills. Last week there were 119 and the week before that there were 112 for sale. 

 42 homes Sold in the last 30 days
at $769,250 MSP in 20 MDOM
             V.
same 30 day period last year
when 44 homes Sold 
at $787,000 MSP in 22 MDOM

It felt like it would never happen but the weather is finally perfect. And as you may have noticed from the increase in vehicles on the roads and customers in the shops and restaurants, snowbirds are here already with more arriving everyday - La Encantada, Joesler Village, St Phillips Plaza and Casas Adobes Plaza are all mobbed.
