Tracking recent single family home sales in the Catalina Foothills

Just for the heck of it let's get more recent and look at sales for the last 30 days, 11/16 - 12/15

#Sold down -50% V 2021 & -36% V 2022 // MSP is up +3.6% V 2021 & down -6.4% V 2022
#Sold continue to fall & Sold prices have now dropped meaningfully and more in the last 30 days (-6.4%) than they did in the 76 day period (-0.64) shown in the first table. I hope buyers are cheering that prices have dropped a bit and if the current trend continues, who knows, they may drop some more or at least hold steady, or ..? No predictions on that front.
Interesting, with the # of homes sold and sold prices dropping DOM remain very low - indicating that demand is still very strong for the low supply of homes on the market, especially for those that are attractive & reasonably well priced.
And if the home you are considering is unique and special (not cookie cutter) the idea that if you miss out on that one, another one will come along, was often true in the past (before 2020)... since 2020 it has been and still is not so true today.
