Let's have a look at median sold prices in the Catalina Foothills starting from where prices were in pre-Covid June/July 2019 + at the peak of the market in June/July 2022 + this June/July 2023 + now in October/November 2023.
And because the covid years and the time since has had such a profound effect on our market I decided to do separate reports for each of the two foothills zip codes, 85718 & 85750, so we could clearly see how each of them pulled through and weathered the storm.
First up, Single Family Home Sales in 85750

According to recent sales Median Sold Prices in 85750 are defying gravity. They rose +52% from 2019 to their supposed peak in 2022 and more noticeably they have now passed that 2022 peak and are up +5.6% since then.
next up, 85718

Meanwhile, (the bigger they are ...) Median Sold Prices in 85718 rose a whopping +78% from pre-covid 2019 to their peak in 2022. But they have since fallen quite a bit, -16% since 22. And surprisingly, they are also down -9% from where they were this past June/July.
Notable in both Zips is that homes are still selling very quickly, as indicated by the very low DOM figures. Which is mostly due to the continuing low supply of homes for sale - Supply/Demand flexing its muscles.
Home sales in 85750 are down -67% from where they were in 2019 / while 85718 is doing a little better with sales down -39%.
The Mantra, if there were more homes for sale more homes would sell. It's that simple.
