Skimpy sales and most only happened after the homes had been on the market for many months (sometimes years) and suffered big price cuts.
For example, the 2 sold in 2015 were both in the Canyons (arguably the poshest of posh subdivisions in the Foothills)
N Secret Canyon Drive was listed in Oct 2008, OOOPS! for $6,450,000 and sold for $2,037,500 in Nov 2015
E Secret Canyon Place was listed in Feb 2010 for $4,200,000 and sold for $2,400,000 in June 2015 - 2015, a breakout year for the Canyons.
Whereas the current group of 33 sales did not suffer any of those indignities - they sold in 30 MDOM for 95.83% of original list price, and 18 were cash sales. Notably, a home in the Canyons sold this March for $4,250,275 cash in just 10 days.
