25 homes ranging in price from $426,700 to $885,000 found buyers. Overall they sold at a brisk pace - 27 median DOM with individual DOM ranging from 4 to a whopping 242 days - and they sold at 97% of their original list price. 10 were cash sales, which is always a good sign of strong buyer demand.
$1 Million and UP:
The luxury market continues its run of strong sales, with 16 buyers finding their dream home. Sold prices ranged from $1,005,750 to a cool $4.8 million. And they also sold quickly, even quicker than the 25 sold for Under $1Mil - these went in 17 median DOM with individual DOM ranging from 0 to 145 days - and they sold at 98% of their original list price. 9 were cash deals, further highlighting the strength of the Foothills luxury market.

When shopping for a Foothills home it's important to review the actual DOM of similar homes for sale and sold recently in the area and price range you are interested in. If you're from somewhere else and are not familiar with the Foothills other criteria to review and compare is gated or not gated, single story v 2 story homes - 2 story homes are not as popular here as in many other parts of the country - the year built, the location, the lot, the views, the orientation of the house (north/south is usually best), the homes condition, the school district, and if available the seller disclosure statement, aka the SPDS. And, did I mention the location, the lot and the views - the things that can't be changed - and are therefore critically important to get them right.
Is the property too close to a busy road,(Sabino Cyn Road, Swan, Craycroft, Campbell, River, Sunrise-Skyline-Ina and others, are busy roads in the foothills - if you're considering a property that may be compromised by the sight or sound of traffic I strongly recommend visiting the property at different times of day, and especially during weekday morning and late afternoon drive times, to see it and hear it for yourself.
Yes, you can re-do the kitchen, the baths, etc. You cannot re-do the location or the lot and probably can't do much, if anything, to improve the views of a property that does not have good views or is too close to a busy road. My advice, be extra fussy about the location and the lot, everything else can be fixed
A well-located lot and good views are key factors to consider when shopping for a Foothills home. They can make or break a deal and often do.
