Inventory is trending higher +41% / Sales are trending lower -9.4% / DOM are way up +127% / yet sold prices managed to eke out a 1.8% rise.
Another trend emerged this May: a significant rise in canceled listings.
28 Listings (ranging from $394,998 to $3,995,000) were canceled after 89 MDOM - a significant increase compared to May 2024 (16 cancellations, 84 MDOM) and May 2023 (15 cancellations, 55 MDOM), posing a growing challenge for some sellers.
+ 15 homes priced $415,000 - $3,295,000 that went to contract in May fell out of contract and went back on the market.
For me the DOM figures are the most telling and the most consequential, they tell a tale of diminishing buyer motivation.
Without buyer motivation nothing happens. Especially here in the Foothills where many of the homes purchased are discretionary purchases, 2nd homes, 3rd homes ... don't have to have them now homes.
